In Dorchester County, the Planning and Zoning Department implements regulatory and land-use planning functions, including responsibilities for County permits, inspections, and licensing (County Code, sec. 155-17). The Department enforces the following regulations and codes: Zoning Ordinance, Subdivision Regulations, Building Code, Plumbing Code, Electrical Code, HVAC Code, Property Maintenance Code, Minimum Livability Code, Uniform Numbering System, the Chesapeake Bay Critical Area Protection Program, the Forest Conservation Act Program, and the Floodplain Management Protection Program.

Matters relating to planning and zoning are governed by both State and County laws.
